New Zealand Institute of Architects Award - Alterations and Additions (honouring quality and architecture)

Renovation and second story addition.  

A complete renovation and reconfiguration of the entire ground floor, including replacement of existing timber joinery.  A complex second story was added, constructed out of exposed concrete block work and cantilevered exposed steel.

An in-situ concrete pool and jetty were constructed on the steep, lower slope offering access challenges for excavation equipment.  Deep support piles were required to support the pool and house and prevent future slippage.

Build time: Total time approximately 18 months.
